My name is Sean Thomas. I own and operate laundromats in the Greater Philadelphia Region, and I buy stores directly across South Jersey, Philadelphia, and Delaware County, PA. We use our own funds, we close in our own name, and there is no broker involved on our side.

Why we buy the way we do

Because we run our own stores, we read the numbers the way an operator does. We know what a healthy water bill looks like relative to machine count and turn time. We know how a shore-town store leans on its summer months. We know what old Dexters really cost to keep running versus re-equipping.

That operator background shapes how we verify. We check water bills instead of demanding tax returns, because water usage tells the real revenue story in this business, and most laundromat owners don't keep books a bank would love. That is not a problem with us, it is just how this business works.

We don't win deals with a high number and chip them down later. An offer built on verified water usage is one we can stand behind. We'd rather tell you a number we can actually close on than beat a competitor's offer and walk it back before signing.

What we look for

We buy in any condition and any situation. You don't need a turnkey store with clean books and a long lease to talk to us.

We buy as-is. Whatever condition the store is in when we agree on a number is the condition we close on.

Your information stays private

We treat confidentiality as basic respect, not a selling point. Once word gets out that a store is for sale, staff start looking for other jobs, regular customers get uneasy, and competitors start paying attention. A public listing puts your plans in front of all of them for months.
